RESTORATION CONSULTATION

On-site reviews are performed to understand and document the current condition of a structure and to assess the severity and cause of known distress or deficiencies. We utilize a variety of testing methods in our approach to evaluate a structure.

JOINT SEALANT AND CAULKING

When sealant fails, it needs to be replaced and replacing caulking is cost-effective maintenance to help prevent more serious issues from developing in vertical masonry joints and concrete joints etc.

EXTERIOR RESTORATION

Dirt, airborne pollution and exhaust from vehicles can turn a once vibrant building in to a dark, uninviting structure. Years of pollutants can discolor and even worse, deteriorate certain components of a building.  We study each building surface to ensure the correct procedures are implemented.

FACADE REPAIR AND CLEANING

Over time, your building’s envelope will experience deterioration of one form or another. As you know, common problems such as sealant deterioration, moisture penetration and the movement of differing facade elements can create serious problems to the interior finishes. In addition, during the winter months, the masonry or concrete cladding on your facility will likely move, thus creating undue stresses on the veneer components and their joints. All of these issues, if not addressed, can rapidly accelerate over time resulting in severe repair expenses.

PARKING GARGAGE REPAIRS AND DECK COATINGS

Parking garages take on a great amount of abuse, both from your patrons and the weather. Moisture, salts and other deicing compounds will penetrate the concrete surface. After time, the moisture and chloride components reach the steel (rebar) within the concrete and begin a process commonly known as rust. As the process continues, it places a great amount of pressure upon the adjacent surfaces (the concrete). When this happens, the concrete begins to fracture and consequently spall from the surface. This, then creates not only a safety hazard for your patrons and their automobiles, but is unsightly, will lead to further advanced corrosion of adjacent areas and is a much more expensive repair than scheduled routine maintenance. In short, it becomes a snowball effect for increased repairs, loss of revenue and a shorter life span for your structure.

CONCRETE RESTORATION

Our full line of concrete patches, epoxies, and more, are suitable for almost every concrete restoration application. Concrete is one of the most durable building materials that man has ever developed, but as tough as it is, it does deteriorate over time and will need to be repaired.

BRICK AND STONE RESTORATION

Is the mortar in your brick or stone work wearing away? Don’t wait until your building structure starts falling apart, get the repairs you need right away! Conditions that contribute to the deterioration of masonry structures can be attributed to age, moisture, neglect, deferred maintenance, as well as pollutants.  Tuckpointing, cleaning and sealing can prevent these issues.

BUILDING MAINTENANCE

We can provide a broad range of maintenance to include: a complete understanding of the delicate process needed for building cleaning, brick/stone and cement repair. The effects of seeing a once dirty building after it has been cleaned is dramatic.

BUILDING LEAKS

We will investigate building leaks by performing water tests on the areas of concern on a time & material basis to prevent further damage to the interior of your structure.

HISTORIC RESTORATION

We perform Historic Restorations and Re-Pointing of Brick and Stone buildings to match the new materials to your existing structure and blend it in so that the originality is kept in transition.

DRONE SERVICES

We offer a FREE value added service to inspect issues with your building, not visible from the ground, by flying a drone around the areas of concern and inspecting with the necessary insights you need to identify a potential issue and take preventive action to avoid a hefty repair bill.  We will take high definition pictures and put the information into a detailed report for your review.

STUCCO SERVICES

As with any cement-based material, stucco must be reinforced to resist movement cracking. Plastic or wire mesh lath, attached with nails or screws to the structural framing, is embedded into the base coat to provide stiffening for the stucco. One method often used to help conceal the smaller surface cracks that may appear is the application of one of a variety of pre-mixed acrylic finishes. Flexible acrylic finishes have the ability to stretch and bridge over cracks, improving appearance and limiting the passage of moisture behind the stucco.

EIFS REPAIR

When EIFS is damaged at a crack, we cut away the damaged material to provide smooth straight edges. Install new EIFS, mesh and coatings in accordance with the Repair Guide. Gaps in the existing EIFS up to 1/2″ wide may be filled with spray polyurethane foam (NOT latex foam) as an alternative to EIFS.
